Before You Call

How do you find the actual source of the leak?

Most leaks show up far from the actual entry point. Water travels along framing, behind brick veneer, and through mortar joints before it surfaces. We start with a visual survey of the exterior envelope (parapets, sealant joints, brick, flashing, windows, foundation), then test suspect areas with water testing or moisture metering when needed. The fix gets priced against the real source, not the symptom.

What membrane and sealant systems do you install?

Henry Blueskin WP 200 and other self-adhered air/vapor barriers, fluid-applied air barriers, modified bitumen below-grade membranes, silane-siloxane brick sealants, Loxon and Loxon XP elastomeric coatings, and traditional through-wall flashing. We match the system to the substrate, exposure, and warranty requirements rather than installing whatever's in the truck.

Can you coordinate with our building envelope consultant or architect?

Yes. We work directly with envelope consultants, preservation architects, and engineering firms across Boston. We can install to your existing specs, provide submittals for review, and follow your QA/QC protocols. If you need an envelope consultant before scoping, we can recommend trusted Boston firms.

What warranty do you provide on waterproofing work?
5-year workmanship warranty in writing on all waterproofing installations. Manufacturer warranties on installed products (Henry, Sherwin Williams, etc.) run separately and typically range 10-20 years for major membrane systems. We document both with the proposal so you know exactly what's covered and for how long.
Do you handle below-grade waterproofing and foundation work?
Yes. Stone foundation repointing, modified bitumen and self-adhered membranes on poured walls, foundation crack injection, drain board and protection board installation, and exterior dampproofing. We coordinate with excavation contractors when the work requires it.
What insurance and references can you provide?
MA CSL #CS-091258. General liability, umbrella, workers' comp, and commercial auto coverage. COI on request with named certificate holder. References from prior envelope and waterproofing clients including Peabody Properties, Abrams Management, Dorchester Bay EDC, and SCJ Properties available with the bid.
How do you work around occupied tenants and active operations?
Tenant notices coordinated with your facility team, staged material handling, dust and odor controls for interior membrane work, after-hours and weekend schedules when needed. We don't disrupt egress, parking, or building operations unless we coordinate it with you in writing first.
