Why Boston Homeowners Pick Us for Masonry Repair

Right Mortar for the Job
Most modern mortar is too hard for historic Boston brick. Old Boston brick needs soft lime-based mortar, not modern Portland mix. The wrong mortar traps moisture and your brick spalls in a few winters. We match the mortar to the building.
Licensed & Permits Pulled
MA CSL #CS-091258. Fully insured. When a job needs a permit, we pull it and handle inspections in-house. Cost shows up in your written quote, never as a surprise.

"The mortar was crumbling around our chimney and water had started getting into the attic. Gilrace matched the original mortar, repointed it, and stopped the leak before winter. No more water stains."

"Honest pricing, showed up on time, and walked me through exactly which bricks needed repointing and which were fine. Saved me thousands vs. the first quote I got."

"I had three contractors quote repointing on my brownstone. Gilrace was the only one who noticed the original mortar was lime-based and matched it correctly. Two years later, no spalling, no cracks. The other quotes would have wrecked the brick."

Before You Call

How much does masonry repair cost in Boston?

Wall section repointing typically runs $800–$3,500. Chimney repointing $800–$3,000. Stone or fieldstone foundation repointing $1,500–$6,000. Brick steps $600–$1,800. Per-square-foot pricing varies based on access, mortar match, and condition. Your written quote after the free on-site visit is the exact number.

Can insurance help pay for masonry repair?

Sometimes. Sudden damage (a storm, a vehicle impact, or water damage from a covered event) may be covered, while gradual wear and deferred maintenance usually isn't. We can document the masonry damage with photos and a written assessment for insurance-related repairs when applicable, so you have what you need to file. We're not insurance adjusters, but we'll give you straight answers about what we're seeing.

What's the difference between repointing and tuckpointing?

Repointing is replacing failing mortar between bricks with new mortar. Tuckpointing is a decorative technique on historic buildings where two contrasting mortar colors create the look of finely jointed brickwork. Most jobs need repointing, not tuckpointing. We do both and tell you which you actually need.

Is the estimate really free, even if I don't hire you?
Yes. A licensed Gilrace mason comes out, looks at the work, and gives you a written itemized quote. No deposit. No charge. No pressure. If you'd rather get a second opinion or wait, that's fine. We'd rather you hire us when you're ready.
Why does the mortar type matter?
Old Boston brick (pre-1930s) was made with softer clay and was meant to flex with lime-based mortar. Modern Portland mortar is too hard. It traps moisture and forces the brick to crack and spall instead of the mortar. Most cheap repointing jobs use the wrong mix and destroy the brick within 3–5 winters. We match the original mortar's composition.
Are you licensed and do you pull permits?
Yes. MA Construction Supervisor License #CS-091258. Fully insured. When a job requires a permit, we pull it ourselves and handle inspections. Spot repointing usually doesn't need a permit. Structural rebuilds and load-bearing work usually do. We'll tell you upfront and include the permit cost in your written quote.
How fast can you come out?
Usually same-day or next-day for Boston-area homes. Call before noon and we can almost always get someone there before end of day.
